Whether that’s one year or 10 years or all the way at the end of the mortgage, make your contract very clear about how long you can continue to make payments without getting the loan refinanced or paid off.
6. Date You Are Responsible For Payments. Specify the exact date when you become responsible for payments so that there’s no confusion about how long the seller must continue to make the payments before you take over.
7. Attorney Review. Ask your attorney to review your contract with each separate transaction, as subject-to transactions have received some negative publicity which has led to changing laws in a few states. Further, require in writing that the seller have the contract reviewed by their own attorney to avoid any future charge that the seller was misled or pressured into the agreement.

Its so cold outside today. As soon as I got up this morning, I got on my jogging suit and headed outside, but when I stepped outside I discovered that I was severely under dressed. I went back in and found my nice warm long johns, and put them on underneath my suit, grabbed my sticking hat, and headed back out the door. This morning I needed to run down to the store to get some coffee. We ran out of my wife’s morning life juice. She needs to have it… or bad things could happen. So I don’t ask questions, I just get the directions and do what I’m told. It was so beautiful this morning. The stars will still out, and there didn’t look to be a cloud in sight. I think that, the colder it gets, the nicer and clearer it gets. This is because there is no clouds to hold in any of the warm air. It really cold running alongthe side of the road, especially when a big truck or bus drives byblows me cold wind. When I got to the store, I helped myself to the complementary coffee, grabbed a doughnut, and took a short break from my run. I went to the coffee isle, but I couldn’t find the special coffee that my wife likes so much. I had to pick something else out. After I paid for the coffee I started out on the second leg of my journey. The job home is much nicer because there is less traffic headed in that direction. The harbor is also on that side, which gives me a wonderfulview of the sunrise with the mountains in the distance. Morning like this really make me appreciate where I live and that I can get up and see this every morning.
